DSCR Investor Loans
Bottom line: Our DSCR loan program lets real estate investors qualify for property financing based solely on the property's rental income — not personal tax returns, W-2s, or employment verification. If the rent covers the mortgage payment, the deal can work.
Qualify on the property's rental income — not your personal income. No tax returns, no W-2s, no DTI calculation. Built for real estate investors.

A DSCR loan is a Non-QM investor mortgage that qualifies you on the property's rental income instead of your personal income. The debt service coverage ratio — gross rent divided by the full mortgage payment — tells the lender whether the property pays for itself. No tax returns, no W-2s, no DTI calculation: the deal is underwritten on cash flow.
Key Takeaways
- Qualify on the property's rental income — no personal tax returns, W-2s, or DTI calculation.
- The coverage ratio compares gross rent to the full mortgage payment (principal, interest, taxes, insurance).
- Entity vesting is common — many programs let you close in an LLC.
- Purchase, refinance, and cash-out options on eligible investment properties.
“If the property's rent covers the payment, that's a deal we can work with — your tax returns don't enter the conversation.”

Investors the banks turn away
- Rental property investors (1–4 units and beyond)
- Portfolio landlords scaling to the next property
- Borrowers whose tax returns don't reflect real cash flow
- Self-employed investors who can't document W-2 income
- Buyers who need to close fast on investment deals
How DSCR works
- Qualify on rent, not salary — the debt service coverage ratio compares rental income to the mortgage payment
- No personal income docs — typically no tax returns, W-2s, or pay stubs
- Close in your LLC — many programs allow entity vesting
- Typical close in 14–21 days once the file is complete
- Purchase, refinance, and cash-out options on eligible properties

DSCR loan FAQ
What DSCR ratio do I need?
Many programs look for a ratio at or above 1.0 — meaning the rent covers the mortgage payment — though some allow lower ratios with compensating factors. Requirements vary by investor and change over time.
Can I use a DSCR loan on a short-term rental?
Some DSCR programs accept short-term rentals with documented income history; others are long-term only. Tell us your property type and we'll match the right program.
Do DSCR loans require an appraisal with rent schedule?
Typically yes — most DSCR underwriting uses a rent schedule (Form 1007/1025) to establish market rent. Your specialist will confirm what's needed for your scenario.
Can I close a DSCR loan in an LLC?
Many DSCR programs allow entity vesting, so the property can close in your LLC rather than your personal name. Requirements vary by program. Details: DSCR loans in an LLC.
Do I need tax returns or W-2s for a DSCR loan?
No — that’s the point of the program. The property’s rental income qualifies the loan, so personal tax returns, W-2s, and pay stubs typically aren’t part of the file. More: DSCR loans with no tax returns.
What credit score do I need for a DSCR loan?
Credit requirements vary by investor and program — stronger credit generally unlocks better leverage and pricing. The full breakdown: what credit score you need for a DSCR loan.

DSCR vs. bank statement vs. conventional investor loans
Three ways to finance a rental — the right one depends on what documents you have and what the property earns. Many of our investors in Texas and Florida compare all three before choosing.
| Feature | DSCR Loan | Bank Statement Loan | Conventional Investor Loan |
|---|---|---|---|
| Income basis | The property’s rental income | Your bank deposits, averaged over 12–24 months | Your personal income — verified with full documentation and DTI |
| Tax returns & W-2s | Not required | Not required | Required |
| Best for | Investors whose properties cash-flow | Self-employed borrowers buying a home to live in | Investors with strong documented W-2 or business income |
| Personal DTI | Not calculated | Built from your deposits | Calculated from documented income |
| Closing in an entity | Often allowed | Typically personal vesting | Rarely |
| Occupancy | Investment properties only | Primary, second home, investment | Primary, second home, investment |
| Pricing | Higher than conventional when you qualify for both | Higher than conventional when you qualify for both | Usually the lowest cost for qualifying files |
| Pick it when | The rent covers the payment and you want the fastest investor close | Your deposits prove income your tax returns hide | Your documents are clean and you want the lowest rate |

The DSCR math on a real deal
Illustrative example — not a quote or commitment to lend. An investor buys a $400,000 single-family rental with 25% down ($100,000). The appraisal’s rent schedule shows $3,200 per month in market rent. The underwriter divides the qualifying rent by the full monthly payment — principal, interest, taxes, and insurance — to get the debt service coverage ratio. When the rent covers the payment, the ratio lands at 1.00 or better and the deal qualifies on the property alone: no personal tax returns, no W-2s, no DTI calculation.
Who a DSCR loan is NOT for
- Owner-occupants — DSCR is investment-property only. Buying a primary residence? Bank statement or conventional programs fit better.
- W-2 earners with strong documented income — a conventional investor loan will usually price better when your paperwork is clean.
- Fix-and-flip investors — if you need to close in days and sell in months, bridge or hard money fits the timeline better.
- Negative-cash-flow deals without reserves — the ratio still has to work; a property deep underwater on rent won’t qualify on hope.
