The short answer: Yes — that is the defining feature of a DSCR loan. No Tax Returns Required: qualification is based on the property's rental income, not your personal tax returns, W-2s, or pay stubs. The lender never calculates your personal debt-to-income ratio, which is why DSCR is the go-to program for self-employed investors whose returns show far less income than they earn.
What you do (and don't) need
- No tax returns, W-2s, or pay stubs. Personal income documents are not part of DSCR underwriting — that is the entire point of the program.
- Appraisal with rent schedule — the appraiser's market-rent opinion (or your existing lease) is the income document.
- Bank statements for assets — lenders still verify your down payment and reserves with bank statements. They are checking assets, not income.
- ID and application — standard identification and a completed loan application.
- Entity documents if applicable — LLC paperwork when closing in an entity name.
- Lease agreement — if the property is already rented.
A worked example
Illustrative example — not a quote or commitment to lend.
A self-employed contractor's tax returns show modest net income after depreciation and write-offs — not enough to pass a conventional DTI test. But she owns a rental collecting $2,600 per month, and the PITI payment on the refinance she wants is $2,150.
DSCR = $2,600 ÷ $2,150 ≈ 1.21. Her personal tax returns never enter the file. The property's cash flow carries the qualification, and her bank statements simply prove she has the reserves to close.
Important exceptions
- Bank statements verify assets, not income. Don't confuse this with a bank statement loan — in DSCR, deposits aren't converted into qualifying income.
- Housing history still matters. Many programs look for on-time mortgage or rent payments in the recent past.
- Don't fabricate income documents. Inflating a lease or forging a rent schedule is fraud and will kill the deal — and your financing future.
