The 6 requirement buckets

A conventional mortgage asks one question a hundred ways: can you, personally, afford this? A DSCR loan asks a different question: can the property afford itself? That single shift reorganizes the entire requirements list into six buckets — and the first one does most of the work.

1. The property itself

The property must be an investment property — single-family rentals, 2–4 units, and in some programs small multifamily. It has to be rentable and appraisable, with a rent schedule (the appraiser's Form 1007 or 1025) establishing market rent. Condition matters: a roof that won't survive the appraisal kills more DSCR files than any credit issue.

2. The ratio

Gross rent divided by the full monthly payment (principal, interest, taxes, insurance, and HOA where applicable). Many programs start the conversation at 1.00 — rent covers the payment — though below-1.00 and no-ratio structures exist for the right file. Requirements vary by investor and change over time.

3. Your credit

Yes, credit still counts. DSCR doesn't mean no standards — it means different standards. Stronger credit unlocks better leverage and pricing; thinner credit narrows the options but rarely ends the conversation, especially with compensating factors.

4. Reserves

Cash left over after closing. Lenders love reserves because they answer the only scary question in the file: what happens during a vacancy? More reserves won't fix a bad ratio, but they smooth everything around it.

5. Documentation

Here's the famous part: typically no tax returns, no W-2s, no pay stubs, no DTI calculation. The file is built on the appraisal, the rent schedule, the lease (if any), insurance, and title. That's the whole stack.

6. The entity

Many DSCR programs allow you to close in an LLC rather than your personal name — standard practice for serious investors, and one more way the program differs from consumer mortgages.

What matters most (ranked)

If you're triaging a deal in five minutes, check in this order:

  1. The ratio. If the rent doesn't cover the payment and you have no compensating story, stop here.
  2. Property condition and rent support. The appraisal has to agree with your rent number.
  3. Credit tier. Determines your leverage ceiling and pricing band.
  4. Reserves. The tiebreaker that turns maybes into approvals.
  5. Everything else. Entity docs, insurance, title — important, but rarely the reason a deal dies.

Three requirement scenarios

The clean file: 1.20 ratio, solid credit, six months of reserves, rent supported by the appraisal. This is the file that closes in two weeks.

The stretch file: 0.90 ratio, decent credit, deep reserves. Below-1.00 programs exist for exactly this — the reserves and credit carry the story the ratio can't tell alone.

The dead file: 0.70 ratio, thin credit, no reserves, and a rent number the appraiser won't support. No program fixes all four at once. The honest move is a bigger down payment, a cheaper property, or waiting for the rent story to improve.

Your pre-application checklist

  • Estimated market rent (and how you got the number)
  • Purchase price and estimated monthly PITIA
  • Credit tier (a recent score or honest range)
  • Cash available after closing (reserves)
  • Property address and condition notes
  • Vesting preference (personal name or LLC)

Bring those six items and a specialist can structure your scenario in one conversation. Read the full program breakdown: DSCR Investor Loans · DSCR down payments · DSCR ratio calculator.

Frequently asked questions

What credit score do I need for a DSCR loan?

It varies by investor and program — stronger credit unlocks better leverage and pricing. The ratio and reserves can compensate for thinner credit, but there's no single universal minimum.

Do I need tax returns for a DSCR loan?

Typically no. DSCR qualifies on the property's rental income, so personal tax returns, W-2s, and pay stubs generally aren't part of the file.

Can first-time investors get DSCR loans?

Yes — many programs now serve first-time investors, not just experienced landlords. Expect closer scrutiny of reserves and the rent story.

How long does DSCR underwriting take?

Often two to three weeks once the file is complete — faster than consumer underwrites because the documentation stack is thinner.
