The short answer: Yes — closing in an LLC is one of the main reasons investors choose DSCR. Most DSCR programs permit entity vesting, which conventional investor loans generally do not allow. You will typically still sign a personal guaranty, and the lender will review your LLC's formation documents before closing.

What the lender needs from your LLC

  • Articles of organization — proof the entity exists and is in good standing.
  • Operating agreement — shows who can sign and borrow on the LLC's behalf.
  • EIN documentation — the entity's tax identification.
  • Personal guaranty — most DSCR programs still require the borrowing members to personally guarantee the loan.
  • Authorized signer identification — standard ID for whoever signs at closing.
  • Single-purpose entities — many investors hold each property in its own LLC; programs are used to this structure.

A worked example

Illustrative example — not a quote or commitment to lend.

An investor holds three rentals, each in its own single-member LLC. She wants to refinance one of them. The LLC is the borrower on the application; she signs as the authorized member and provides a personal guaranty.

The property rents for $2,800 per month against a $2,200 PITI payment — DSCR = 1.27 — so the loan qualifies on the property's cash flow, title vests in the LLC, and her personal holdings stay cleanly separated for liability purposes.

Important exceptions

  • Personal guaranty is the norm. Entity vesting doesn't mean non-recourse — expect to guarantee the debt personally.
  • Multi-member LLCs get more scrutiny. Additional members mean additional guarantors and more documentation.
  • Some programs want personal vesting first. A minority of guidelines require closing in your name and transferring title afterward — confirm the vesting rules up front.
  • Keep the entity in good standing. A suspended or delinquent LLC will stall closing until it's cured.
