No Tax Returns Required

Mortgage options with No Tax Returns Required

Plenty of borrowers earn well but can't — or won't — use tax returns to prove it: self-employed owners who write off aggressively, 1099 contractors with irregular income, investors whose returns live on paper, and anyone who simply wants a cleaner process. Non-QM programs qualify income in other ways, and this page maps every path we offer.

The Six Paths

Every no-tax-return program we offer

Each one skips tax returns completely — the difference is what takes their place as your proof of income.

📄

Bank Statement Loans

Your deposits are your income. We analyze 12–24 months of business or personal bank statements and use the cash flow that actually lands in your accounts — so business write-offs never shrink your qualifying income. The workhorse program for self-employed borrowers.

P&L-Only Programs

A signed profit-and-loss statement stands in for tax returns — a strong fit for newer businesses or borrowers who haven't filed in every recent year. The P&L is reviewed alongside your bank activity, and no tax returns are required.

DSCR Investor Loans

The property qualifies, not you. DSCR loans look at the rental income a property generates versus its payment — your personal income, DTI, and tax returns never enter the decision. The go-to path for investors buying or refinancing rentals.

Asset Utilization

Qualify on what you hold, not what you filed. Liquid assets — savings, brokerage, retirement accounts — are converted into a qualifying monthly income stream. Ideal for equity-rich borrowers with little traditional income on paper.

1099 Loans

Built for contractors, freelancers, and gig-economy earners. Your 1099 earnings and deposits document your income — no tax returns needed, and no employer verification calls. Strong cash flow is what matters.

WVOE — Written Verification of Employment

A written verification from your employer confirms your income directly — no tax returns, no pay stub archaeology. Best suited to wage earners whose compensation doesn't fit neatly into a traditional file.

FAQ

No-tax-return mortgage questions, answered

Can I really get a mortgage without tax returns?

Yes. Non-QM programs qualify income in other ways — bank deposits, the property's rental income, 1099 earnings, liquid assets, a profit-and-loss statement, or a written verification of employment. Tax returns are simply not part of the qualification in these programs. Guidelines vary by investor and are subject to change.

Which no-tax-return program is best for a self-employed borrower?

Bank statement loans are the most common fit — they use your actual deposits instead of adjusted gross income, so business write-offs don't shrink your qualifying income. 1099 earners may do better with a 1099-specific program, and a P&L statement can work for newer businesses. The right match depends on how your income actually flows.

Do DSCR loans require any personal income documentation?

No. DSCR investor loans qualify on the property's rental income — not your personal income, not your DTI, and not your tax returns. You'll still provide identity and credit documentation, but your personal income isn't part of the decision.

Is there a downside to skipping tax returns?

Non-QM loans are typically priced above conventional financing to reflect the more flexible underwriting. For many self-employed borrowers and investors, that's a reasonable trade: you qualify on real cash flow instead of being denied over paperwork. We don't publish specific rates because they change constantly — contact us for current pricing on your scenario.

Can investors use bank statement loans for rental properties?

Usually the simpler path for investment properties is a DSCR loan, which ignores personal income entirely. Bank statement programs are more commonly used for primary residences and second homes where the borrower's own income qualifies the payment. Both paths skip tax returns.

Do these no-tax-return programs work in my state?
