How to read your result
Bank statement programs qualify you on average monthly deposits minus an expense factor, instead of taxable income from tax returns:
- Average monthly deposits = total deposits ÷ 12 or 24 months. Large, one-off transfers are typically backed out by the lender.
- Expense factor = the percentage the lender assumes you spend to earn that income. Personal accounts often use a smaller factor; business accounts a larger one. Your actual factor is set by the program, not by you.
- The range shows your estimate at ±10 points around your slider — because two lenders can look at the same statements and calculate different income.
Slide the expense factor to see how sensitive your qualifying income is to the lender's assumptions.
