How to read your result
- Monthly payment — the number that decides your budget today. Longer terms and interest-only pay less monthly.
- Total interest — what the loan costs you over its full life. Shorter terms almost always win here.
- Total of payments — principal plus all interest. For interest-only, the principal is still owed at the end.
The classic trade-off: a 40-year term buys the lowest payment but the most lifetime interest; a 15-year costs the most monthly but saves enormously on interest. Interest-only maximizes cash flow for investors but builds zero equity from payments — compare it against the 40-year before deciding.
