What Flexible Advantage is
Flexible Advantage is our lower-credit Non-QM program — built for borrowers whose credit scores shut them out of conventional and standard Non-QM, but whose deals, reserves, or income strength tell a better story than the score alone. If your FICO is in the 550s, this is the conversation to have. Full program details →
How qualifying works
Sample qualifying snapshot: A strong file shows (1) credit history that's explainable — the program looks at why, not just the number; (2) compensating strengths: meaningful down payment, post-closing reserves, or strong documented income; (3) a property that appraises cleanly; (4) no unresolved deal-killers like active judgments the program can't work with. Exact credit tiers, LTV caps, and reserve rules vary by investor and are subject to change.
The underwriting philosophy: a low score with a reason and compensating factors beats a low score with nothing behind it. Your job is to bring the "behind it."
3 qualifying scenarios
Scenario 1 — The medical-debt borrower: A 580 score driven by two-year-old medical collections, now earning $140K on W-2 with 15% down saved. The story is clear, the compensating factors are real — the file works.
Scenario 2 — The investor with a past short sale: Credit took a hit years ago; since then, perfect rent history and six months of reserves. The investor qualifies on a DSCR-style structure within the program's tiers.
Scenario 3 — The self-employed rebuilder: A business owner whose credit dipped during a slow year, now with 24 months of strong deposits. Bank statement income plus compensating reserves carry the file. Illustrative examples; exact terms vary by investor and are subject to change.

Who Flexible Advantage is NOT for
- Borrowers who qualify for standard programs — if your credit clears standard Non-QM tiers, you'll price better there.
- Anyone with no compensating factors — low credit plus thin reserves plus minimum down is a hard file everywhere.
- Borrowers mid-crisis — active, unresolved collections or judgments in motion need to season first.
Frequently asked questions
What credit score does Flexible Advantage go down to?
It's designed for lower-credit borrowers — including the 550s — with exact tiers varying by program and loan features. Your scenario determines the real answer.
Will my rate be higher?
Yes — lower credit tiers price higher. The honest comparison is against your alternatives (which, at this credit level, are usually 'no loan').
Can I refinance into a better program later?
That's the standard playbook: buy or refi now, rebuild credit, then refinance into standard Non-QM or conventional pricing when the score recovers.
Does Flexible Advantage work for investors?
Yes — investor structures exist within the program, qualified on the deal's merits with the credit tier priced accordingly.
