What Alt-A Premier is
Alt-A Premier serves borrowers who almost qualify for agency loans — strong profiles with one disqualifying wrinkle: a DTI a hair over the limit, a property type Fannie won't take, self-employment income that doesn't fit the agency box. It's the near-agency Non-QM tier. Full program details →
How qualifying works
Sample qualifying snapshot: A strong file shows (1) a fundamentally solid borrower — good credit, documented income, real reserves; (2) exactly one (or a few) agency guideline misses, like DTI, loan purpose nuances, or property quirks; (3) full documentation of income and assets — this is a documented-income program, not a stated one. Exact credit minimums, DTI caps, and LTV limits vary by investor and are subject to change.
Think of it as conventional-plus: the underwriting rigor of an agency file with the guideline flexibility of Non-QM.
3 qualifying scenarios
Scenario 1 — The DTI miss: A borrower's DTI lands at 47% — two points over the agency cap — on an otherwise pristine file. Alt-A Premier's expanded DTI box approves what the agency computer rejected.
Scenario 2 — The self-employed near-miss: Two years of returns show solid income, but a one-time business loss in year one breaks the agency trending rule. Alt-A Premier looks at the real trajectory instead.
Scenario 3 — The condo quirk: A borrower buys in a building that fails one agency project standard. The borrower is perfect; the project isn't. Alt-A Premier's project flexibility closes it. Illustrative examples; exact terms vary by investor and are subject to change.

Who Alt-A Premier is NOT for
- Borrowers who clear agency guidelines — if Fannie/Freddie says yes, take the agency pricing.
- Heavy-documentation avoiders — this tier wants full income documentation; bank statement programs serve the no-tax-return crowd.
- Deep-credit-issue borrowers — near-agency means near-agency credit expectations.
Frequently asked questions
What does 'agency fallout' mean?
A borrower who would qualify for Fannie Mae/Freddie Mac except for one or two specific guideline misses — DTI, property type, income trending, or similar.
Is Alt-A Premier cheaper than other Non-QM?
Generally it's among the sharper-priced Non-QM tiers, because the borrower profiles are closest to agency quality.
Do I need tax returns for Alt-A Premier?
This tier typically uses documented income — it's not the no-tax-return path. Bank statement programs cover that need.
Can investors use Alt-A Premier?
