The 7 ingredients of a strong Airbnb market
Every "best markets" article is a snapshot of last year's data wearing this year's headline. Markets shift — regulations change, supply floods, demand moves. Instead of a ranking that expires, here are the ingredients that actually predict STR performance:
- Durable demand drivers. Beaches, mountains, theme parks, national parks, major event venues — reasons people visit that don't disappear in a recession.
- Year-round or multi-season appeal. Single-season markets can work, but your underwriting has to survive the off-season honestly.
- Sane regulation. Clear, stable STR rules beat "currently unregulated" every time — unregulated is just pre-regulated.
- Revenue per listing, not listing count. A market with 500 listings earning well beats 5,000 listings racing to the bottom.
- Entry prices that match the revenue. The ratio of purchase price to gross STR revenue is the whole game. Pretty cabins with terrible ratios are just expensive vacations.
- Manageable operating costs. Insurance, cleaning, maintenance, HOA — some markets eat 50%+ of gross revenue before the mortgage.
- Landlord-friendly basics. Even STR investors care about property taxes, insurance markets, and general investor climate.
The 20-minute market check
Before you fall in love with a market: pull comparable STR revenue data for the property type, check the city's STR ordinance and pending proposals, price three comparable listings, estimate all-in operating costs, and run the DSCR math on the result. Twenty minutes of this beats twenty hours of guru content.

Red flags that disqualify a market
- Pending regulation. A city "studying" STR rules is a market about to change them. Buy the rules that exist, not the ones you hope survive.
- Exploding supply. When every new build in a market is an STR, nightly rates compress and occupancy falls. Check listing growth, not just current revenue.
- Single-event dependence. Markets built around one festival or one season are fragile. Diversified demand (beach + downtown + university, for example) survives shocks.
- Insurance crisis zones. In some coastal and wildfire markets, STR insurance has tripled or become unavailable — underwrite the actual quote, not last year's premium.
The supply trap
The cruelest STR dynamic: the markets with the best published returns attract the most new supply, which destroys the returns. By the time a market appears on a "best of" list, the arbitrage is usually gone. The investors who win buy before the listicle — using the ingredient checklist above, not the ranking. Emerging demand (a new national park gateway, a growing event calendar, a remote-work migration pattern) beats established hype almost every time.
When to walk away from a "hot" market
The hardest skill in STR investing is passing on a market everyone loves. Walk away when: the price-to-revenue ratio only works at peak-season rates with peak occupancy (that's not underwriting, it's hoping); local Facebook groups are full of hosts complaining about bookings (they're the canary); new supply is visibly under construction on every block; or the numbers only work if you self-manage, clean, and never take a vacation (you just bought yourself a job, not an investment). The best STR investors say no far more often than they say yes — selectivity is the strategy.
Where we finance STRs
We finance short-term rental investors across our coverage footprint — with deep activity in our five licensed states (Arizona, California, Florida, Georgia, Texas), where vacation-rental demand is structural, not speculative. Desert escapes outside Phoenix, Hill Country cabins, Smoky Mountain lodges, Gulf Coast condos, San Diego beach units — the pattern is always the same: durable demand, sane rules, revenue that supports the price.

Frequently asked questions
What is the best state for Airbnb investing?
There's no permanent answer — the right market depends on demand durability, regulation, and price-to-revenue ratios right now. Evaluate ingredients, not rankings.
Are Airbnb markets oversaturated?
Some are, some aren't — saturation is hyper-local, down to the neighborhood and property type. Market-level STR data beats headlines.
Can I finance an Airbnb in another state?
Yes — we finance STR investors across our coverage footprint. Business-purpose STR loans aren't limited to our five licensed consumer states.
