The 3 ways investors finance STRs

1. DSCR structures built for STR income

The cleanest fit: the property qualifies on its short-term rental income using DSCR logic adapted for nightly-rate economics. No personal tax returns, no W-2s — the Airbnb's own performance is the file. Many programs allow LLC vesting, which is how serious STR operators hold property.

2. Bank statement loans for hybrid use

Buying a second home you'll live in part-time and short-term rent the rest? A bank statement loan can fit — it qualifies on your deposits, not the property's income, and covers second homes. The STR income is a bonus, not the basis.

3. Cash-out refinance to expand

Own STRs with equity? A business-purpose cash-out refinance — qualified on DSCR income — pulls capital for the next cabin without selling the one that's printing money.

How STR income gets documented

This is where STR files live or die. Depending on the program, lenders accept:

  • 12 months of platform history — your actual Airbnb/VRBO statements, the gold standard.
  • Market STR data — for new STRs with no history, area-level short-term rental performance can support the income.
  • The appraiser's rent schedule — some programs use the 1007 with STR commentary.

What doesn't work: screenshots of a neighbor's listing and a prayer. Documented income or market data — pick one and prove it.

STR vs. long-term: the underwriting differences

Lenders don't treat a $4,000/month Airbnb the same as a $4,000/month 12-month lease — and understanding why makes you a better borrower:

  • Volatility discount. Nightly income swings with seasons, events, and competition. Underwriters know this, which is why STR documentation standards are stricter and leverage can be more conservative.
  • History matters more. A long-term lease is a contract; STR income is a track record. Twelve months of platform statements is the gold standard because it captures the slow season honestly.
  • Expenses run higher. Management, cleaning, turnover maintenance, utilities, and furnishing replacement — STR operating costs routinely run double long-term rental costs. Smart underwriting (and smart investing) nets these out before celebrating the gross.
  • Regulatory risk is priced in. See below — the rules can change, and everyone in the transaction knows it.

The regulation trap

The biggest STR financing risk isn't the loan — it's the city council. Short-term rental rules change constantly: caps, permit requirements, outright bans, HOA prohibitions. Before you finance an STR, verify in writing that short-term renting is legal at that address, under current rules, with no pending ordinance that kills it. Lenders have seen too many "great STR deals" in markets that banned STRs six months later. Your financing assumes the income continues; make sure the law agrees.

What kills STR files

  • Unverifiable income. "My cousin's cabin grosses $80K" is not documentation. Platform statements or market data — no exceptions.
  • HOA prohibitions discovered late. Check CC&Rs before the appraisal, not after.
  • Renovation-stage properties. A gutted cabin with "huge STR potential" is a construction story, not an STR income story. Finance the phase you're actually in.
  • Single-season dependence. If 80% of revenue comes from six weeks, the file needs to acknowledge it and the reserves need to cover the other forty-six.

The STR math that matters

  • Occupancy × average daily rate × 365 — gross revenue, before the platforms and cleaners take their cut.
  • Net operating income — after management, cleaning, maintenance, utilities, insurance, taxes, and HOA.
  • Seasonality — mountain cabins and beach condos don't earn evenly. Underwrite the slow months, not the peak.
  • Regulatory reserve — the smart operators keep extra cushion for rule changes and off-seasons alike.

Frequently asked questions

Can I get a mortgage on an Airbnb property?

Yes — DSCR structures built for short-term rental income are the most common path. The property qualifies on its STR income rather than a 12-month lease.

What if my Airbnb has no rental history yet?

Some programs can underwrite on market STR data for the area instead of your property's history. Tell us the market and we'll check.

Can I close an Airbnb in an LLC?

Many STR programs allow entity vesting — standard for investors building STR portfolios.

Do I need 20% down for an Airbnb loan?

Down payment depends on the ratio, credit, and program — there's no single number. Get a scenario review before you offer.
