What an ITIN loan is
An ITIN loan is a mortgage for borrowers who file taxes with an Individual Taxpayer Identification Number instead of a Social Security number. These are fully documented loans — the ITIN simply replaces the SSN as the identifier, and the file is underwritten on income, assets, and credit history like any other. How qualifying works
Sample qualifying snapshot: A strong file shows (1) a valid ITIN; (2) documented income — many ITIN borrowers are self-employed, so bank statement or 1099 documentation is common; (3) down payment from seasoned or gift funds; (4) acceptable credit history, including alternative credit where traditional history is thin. Exact down payment minimums, documentation options, and credit rules vary by investor and are subject to change.
The biggest misconception: that ITIN borrowers can't get "real" mortgages. They can — the programs exist, they're purchase-and-refinance capable, and they cover most property types.
3 qualifying scenarios
Scenario 1 — The established ITIN earner: A borrower with six years of ITIN tax filings, steady W-2-style income from an employer, and 20% saved buys a primary residence — a file that looks conventional in every way except the identifier.
Scenario 2 — The self-employed ITIN borrower: A contractor paid in cash and checks with no traditional credit history. Bank statements document the income; alternative credit (rent, utilities, insurance history) supports the file.
Scenario 3 — The family gift: First-time buyers with modest savings receive gift funds from family for the down payment. Gift funds are allowed on our ITIN Home Loans program. Illustrative examples; exact terms vary by investor and are subject to change.

Who ITIN loans are NOT for
- Borrowers with an SSN who qualify conventionally — if you have an SSN and documented income, standard programs usually price better.
- Anyone expecting zero documentation — ITIN loans document income and assets thoroughly; the flexibility is the identifier, not the underwriting.
Frequently asked questions
Do I need a Social Security number for an ITIN loan?
No — that's the point. Your ITIN is the tax identifier for the file.
Can I use gift funds for the down payment?
On our ITIN Home Loans program, yes — gift funds are allowed, which helps many first-time buyers.
What if I have no credit history?
Borrowers without established credit may still be eligible — alternative credit histories (rent, utilities, insurance) can support the file on some programs.
Do ITIN loans cover investment properties?
Many ITIN programs focus on primary residences, but options exist for other property types. Tell us the property and we'll confirm.
