HELOC vs. second mortgage

Both sit behind your first mortgage and both leave it untouched — the difference is structure. A HELOC (home equity line of credit) is revolving: draw, repay, redraw during the draw period. A closed-end second is a lump sum with fixed payments from day one. Need flexibility over time? HELOC. Need it all now? Second. Full program details →

How qualifying works

Sample qualifying snapshot: A strong file shows (1) enough equity — the combined loan-to-value of all liens must fit the program cap; (2) documented income under an allowed path (many second-lien programs accept bank statement documentation); (3) acceptable credit for the tier; (4) a valuation supporting the combined LTV — full appraisal and full title policy apply on our first-lien HELOC structures. Exact CLTV caps, draw minimums, and credit tiers vary by investor and are subject to change.

The number that matters is CLTV. Everything else — income path, credit, reserves — follows the program's standard Non-QM logic.

3 qualifying scenarios

Scenario 1 — The serial investor's credit line: A landlord with equity across three rentals opens a HELOC on one free-and-clear property — a revolving war chest for the next down payment, drawn only when a deal appears.

Scenario 2 — The renovation lump sum: Homeowners need $90K for a kitchen and ADU. Their first mortgage is at a rate they'd never give up. A closed-end second funds the project; the first survives.

Scenario 3 — The first-lien HELOC: A borrower with a paid-off home wants revolving access secured in first position — full appraisal, full title policy, and a line that functions like a standby facility. Illustrative examples; exact terms vary by investor and are subject to change.

Who HELOCs & seconds are NOT for

  • Thin-equity borrowers — if the CLTV cap doesn't leave room, there's no loan.
  • Anyone whose first-mortgage rate is already high — a full refinance might beat layering a second.
  • Discipline-light revolvers — a HELOC is a tool, not an ATM. If the line will become lifestyle spending, think twice.

Frequently asked questions

Will a HELOC change my first mortgage?

No — your first mortgage's rate, term, and payment stay exactly the same. The HELOC or second is entirely separate.

HELOC or closed-end second — which do I need?

Ongoing, irregular needs (investments, phased renovations): HELOC. One known amount now (single project, consolidation): closed-end second.

Can I get a second lien on an investment property?

Yes — many programs cover rentals and second homes, typically with adjusted CLTV caps.

What does 'first-lien HELOC' mean?

A HELOC secured in first position — common on free-and-clear properties — with full appraisal and full title policy, functioning as a revolving facility against the home.
