What FlexFirst HELOC is

FlexFirst HELOC is a first-lien home equity line of credit — revolving access to your equity, secured in first position. It's designed for homeowners with significant equity (often free-and-clear or low-balance properties) who want flexible, on-demand access rather than a one-time lump sum. Full program details →

How qualifying works

Sample qualifying snapshot: A strong file shows (1) substantial equity — first-lien position means the line is sized against the full home value; (2) documented income under the program's allowed paths; (3) acceptable credit for the tier; (4) a full appraisal and full title policy — first-lien standards apply. Exact LTV caps, draw minimums, and credit tiers vary by investor and are subject to change.

Because the line sits in first position, underwriting treats it with first-mortgage seriousness: full valuation, full title, verified income.

3 qualifying scenarios

Scenario 1 — The paid-off investor's facility: A landlord owns a rental free and clear. A first-lien HELOC turns it into a revolving acquisition fund — draw for the next down payment, repay when the property refinances.

Scenario 2 — The phased renovator: Homeowners planning a multi-stage remodel draw as each phase starts instead of borrowing the full amount upfront and paying interest on all of it.

Scenario 3 — The standby reserve: A business owner keeps a large line available against a paid-off home — used rarely, but there when opportunity or emergency strikes. Illustrative examples; exact terms vary by investor and are subject to change.

Who FlexFirst HELOC is NOT for

  • Texas borrowers — this program is not offered in Texas.
  • Highly leveraged homeowners — first-lien HELOCs need real equity to work against.
  • One-time lump-sum needs — a closed-end second is simpler if you'll draw once and never again.
