What Dual Core is
Dual Core is one loan secured by two properties — cross-collateralization. By pledging two properties as collateral, borrowers unlock loan structures, leverage levels, or pricing that neither property could support alone. Full program details →
How qualifying works
Sample qualifying snapshot: A strong file shows (1) two eligible properties with verifiable values; (2) combined equity supporting the requested loan at the program's combined LTV cap; (3) documented income or DSCR-style qualification depending on property use; (4) acceptable credit for the tier. Exact combined LTV caps, property eligibility, and credit tiers vary by investor and are subject to change.
The underwriting looks at the pair as a package: combined value, combined debt, combined income. Strength in one property can carry weakness in the other.
3 qualifying scenarios
Scenario 1 — The equity-rich pair: An investor owns one free-and-clear rental and wants to buy a second. Cross-collateralizing both funds the purchase with better leverage than either property alone would allow.
Scenario 2 — The blended rate play: A borrower with two properties consolidates financing into a single loan — one payment, one rate, simplified management.
Scenario 3 — The stretch acquisition: A buyer eyes a property that won't quite qualify standalone. Adding an owned property as additional collateral bridges the gap. Illustrative examples; exact terms vary by investor and are subject to change.

Who Dual Core is NOT for
