What a DSCR loan is

A DSCR (Debt Service Coverage Ratio) loan qualifies you on the property's rental income instead of your personal income. The lender divides monthly rent by the monthly mortgage payment (PITI). If the rent covers the payment, the property qualifies — your tax returns, W-2s, and debt-to-income ratio stay out of it. Full DSCR program details →

How qualifying works

Sample qualifying snapshot: A strong DSCR file typically shows (1) market rent at or above the monthly PITI payment, documented by the appraiser's rent schedule; (2) a down payment from seasoned funds; (3) several months of reserves in liquid accounts after closing; and (4) acceptable credit for the program tier. Exact minimums — ratio, reserves, credit — vary by investor and are subject to change.

Rental income is established by the appraisal's rent schedule or an existing lease, and lenders generally use the lower of market rent or actual rent. Many programs allow you to close in an LLC, which is how most portfolio investors hold property.

3 qualifying scenarios

Scenario 1 — First rental: A W-2 employee buys a single-family rental across town. The appraiser's rent schedule shows rent covering the payment. She qualifies on the property alone — her salary is verified for identity and reserves, not for DTI.

Scenario 2 — Scaling past conventional limits: An investor owns nine financed properties and conventional guidelines won't take a tenth. DSCR has no such cap — each new property qualifies on its own rent, so the portfolio keeps growing.

Scenario 3 — Self-employed investor: A business owner's tax returns show paper losses from depreciation while his four rentals cash-flow strongly. DSCR ignores the returns entirely and underwrites the new property's rent. Illustrative examples; exact terms vary by investor and are subject to change.

Who DSCR is NOT for

  • Owner-occupants — DSCR is for investment properties. Misrepresenting occupancy is mortgage fraud.
  • Borrowers needing the absolute lowest rate — DSCR rates typically run above conventional; you're paying for the documentation flexibility.
  • Negative cash-flow speculators — if the rent doesn't come close to covering the payment, the math won't work.

Frequently asked questions

What DSCR ratio do I need?

Many programs target a ratio at or above 1.0 — rent covering the payment — though some accept lower ratios with compensating factors like larger down payments or strong reserves. Minimums vary by investor and change over time.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow entity vesting. It's one of the product's biggest advantages for portfolio investors.

Do I need landlord experience?

Some programs prefer it, others don't require it. First-time investors qualify for DSCR loans every day — reserves and credit strength matter more.

How fast do DSCR loans close?

With no employer verification or IRS transcript pulls, files commonly close in 14–21 days, depending on appraisal and title.
