What a closed-end second is

A closed-end second mortgage is a lump-sum loan secured behind your existing first mortgage. Unlike a HELOC, it's not a credit line — you receive the full amount at closing with a fixed payment schedule. The strategic point: your first mortgage (and its rate) stays completely untouched. How qualifying works

Sample qualifying snapshot: A strong file shows (1) meaningful equity — the combined loan-to-value of first plus second must fit the program cap; (2) documented income under the program's path (many seconds allow bank statement or DSCR-style documentation); (3) acceptable credit for the tier; (4) a property valuation supporting the combined LTV. Exact CLTV caps, minimum draws, and credit tiers vary by investor and are subject to change.

The math that matters is CLTV — combined loan-to-value. If you owe $400K on a $700K home and want $100K, your CLTV is about 71%. Programs cap how high that can go.

3 qualifying scenarios

Scenario 1 — The golden handcuffs: A homeowner has a 3% first mortgage and needs $120K for an addition. Refinancing would nuke the rate. A closed-end second delivers the cash and the 3% first survives.

Scenario 2 — The investor's down payment: A landlord pulls a lump sum from a free-and-clear rental's equity via a second to fund the down payment on the next property — scaling without selling.

Scenario 3 — The debt consolidator: A borrower with equity and high-rate consumer debt rolls it into one fixed second payment — lower blended cost, one payment, first mortgage untouched. Illustrative examples; exact terms vary by investor and are subject to change.

Who closed-end seconds are NOT for

  • Borrowers who need ongoing draw access — that's a HELOC, not a closed-end second.
  • Thin-equity homeowners — if the CLTV cap doesn't leave room, there's no loan to make.
  • Anyone whose first mortgage rate is already high — if your first is at 8%, a full refinance might beat a second.

Frequently asked questions

What's the difference between a closed-end second and a HELOC?

A closed-end second is a one-time lump sum with fixed payments. A HELOC is a revolving credit line you draw from as needed. Need it all now? Second. Need flexibility over time? HELOC.

Will a second affect my first mortgage?

No — your first mortgage's rate, term, and payment stay exactly as they are. The second is a separate loan with its own payment.

Can investors get closed-end seconds on rentals?

Yes — many programs cover investment properties, often with adjusted CLTV caps versus primary residences.

How is the property valued?

Depending on the program and loan size: AVM, desktop, drive-by, or full appraisal. Higher draws generally mean fuller valuations.
