How investor cash-out works

A cash-out refinance on an investment property replaces your current financing (or adds to it) with a larger loan — and the difference comes to you as cash. The key difference from a homeowner cash-out: it's qualified on the property's DSCR rental income, not your personal tax returns. The rent has to support the new, larger payment. That's the whole underwriting story.

Investment cash-out runs more conservative than consumer cash-out — more equity stays in the deal by design. That's not a bug; it's what keeps the property cash-flowing after the larger payment.

What investors do with the cash

  • The next down payment. The classic: one property's equity becomes the next property's acquisition capital. Two cash-flowing assets where there was one.
  • Rehab without hard money. Fund renovations at term-loan pricing instead of bridge pricing.
  • Portfolio rebalancing. Pull from the appreciated winners, leave the steady earners alone.
  • Reserves and opportunity funds. Dry powder for the deal that appears next quarter.

The math

Illustrative — not a quote. A duplex bought four years ago: current value $520,000, existing loan $280,000, market rent $4,400. A cash-out refinance — qualified on that $4,400 of rental income — returns a six-figure sum at closing while the new payment still leaves the property cash-flow positive. Thirty days later that capital is the down payment on a fourplex across town. The original asset never changed hands; the portfolio doubled its door count.

The two numbers that decide it: how much equity you can access (varies by investor and program) and whether the rent supports the new payment (the DSCR test).

Rate-and-term vs. cash-out

Not every refinance takes cash out — and the distinction matters for leverage. A rate-and-term refinance replaces your loan with better terms (lower rate, different amortization) without increasing the balance; it typically allows the most favorable leverage. A cash-out increases the balance and hands you the difference; leverage caps step down accordingly. If your goal is purely a better payment, don't pay cash-out pricing for a rate-and-term result — structure it as what it is.

The seasoning requirement

How long must you own the property before a cash-out refinance? Seasoning rules vary by investor — some measure from the purchase closing date, others want to see stabilized rental history first. BRRRR investors feel this most: the whole strategy depends on refinancing soon after stabilization, so confirming the takeout's seasoning rules before buying isn't optional diligence, it's the strategy. Ask us about your timeline and we'll match the program to it.

The portfolio cash-out: scaling the recycle

One property's equity funds one down payment. But investors with five or ten rentals can run the recycle at portfolio scale: a portfolio loan that blankets multiple properties and pulls cash against the package in a single transaction. One closing, one streamlined underwrite, capital for two or three acquisitions at once. The math is the same as the single-property version — rent must support the new payment — but the velocity is what turns a landlord into a portfolio.

A note on taxes (talk to your CPA)

Borrowed money isn't income — loan proceeds from a cash-out refinance generally aren't taxed the way sale proceeds are. That's a structural advantage of refinancing over selling, and it's why the recycle-and-hold strategy compounds so efficiently. But "generally" is doing work in that sentence: your entity structure, depreciation recapture posture, and long-term plans all matter. We're lenders, not tax advisors — run your specific situation past your CPA before pulling the trigger.

The honest risks

  • Payment creep. Every cash-out raises the payment. Stack three cash-outs and a vacancy hurts three times as much.
  • Cash-out without a plan is just expensive debt. Capital should have a job before it leaves the property.
  • Market timing. Pulling maximum equity at peak values leaves no cushion if values correct. The best operators leave margin.

Frequently asked questions

How much equity can I pull from an investment property?

Cash-out leverage caps vary by investor, property type, and program — investment cash-out runs more conservative than consumer. We'll size your scenario exactly.

Do I need tax returns for an investor cash-out refinance?

No — DSCR-based cash-out qualifies on the property's rental income, not your personal documents.

Is it better to sell or do a cash-out refinance?

Selling triggers transaction costs and tax events; refinancing keeps the appreciating asset and its cash flow. Run both scenarios before deciding.

Can I use cash-out proceeds for anything?

Business purposes: acquisitions, rehabs, expansion, reserves. Document the use per program requirements.
