What asset utilization is

Asset utilization — sometimes called asset depletion — qualifies you by converting liquid assets into monthly income. The lender totals your eligible assets (retirement accounts, brokerage, savings), divides by a set number of months, and treats the result as your qualifying income. Employment and tax returns are beside the point. Full program details →

How qualifying works

Sample qualifying snapshot: A strong file shows (1) seasoned liquid assets — typically stocks, bonds, mutual funds, retirement accounts (sometimes at a discounted value), and cash; (2) assets divided over the program's term to produce monthly qualifying income; (3) enough resulting income to support the payment at the program's DTI limit; (4) acceptable credit. Eligible asset types, discount rates, divisor terms, and LTV caps (up to 80% on purchases) vary by investor and are subject to change.

What counts: liquid, marketable, and accessible. What usually doesn't: business assets, real estate equity, crypto (on most programs), and anything you can't document with statements.

3 qualifying scenarios

Scenario 1 — The early retiree: 52, sold a business, $2M in brokerage, zero W-2 income. Conventional says "no income, no loan." Asset utilization converts the brokerage into qualifying monthly income and buys the retirement home.

Scenario 2 — The between-ventures founder: Exited a startup, living off the proceeds, not employed. Bank statements show spending but not "income." Assets do the talking instead.

Scenario 3 — The high-net-worth second home: A borrower with heavy 401(k) and brokerage balances wants a vacation home but takes minimal distributions. The assets qualify the purchase without touching the income picture. Illustrative examples; exact terms vary by investor and are subject to change.

Who asset utilization is NOT for

  • Borrowers whose wealth is all in real estate equity — equity isn't a liquid asset for these programs.
  • Anyone who'd need to liquidate to make the down payment work — the assets need to survive closing with enough left to qualify.
  • Strong W-2 earners — if your salary already qualifies you, simpler programs price better.

Frequently asked questions

Which assets count?

Typically: checking/savings, stocks, bonds, mutual funds, and retirement accounts (often at a discounted percentage). Business funds and real estate usually don't count.

Do I have to liquidate my assets?

No — that's the beauty of it. The assets just need to exist and be documented; you don't sell them.

Can retirees use asset utilization?

It's one of the best fits — retirees with substantial savings but modest pension or Social Security income qualify on the assets.

What down payment do asset utilization loans require?

Our program goes up to 80% of the purchase price — a 20% down payment — though exact LTV depends on the program tier and your profile.
