What the 40-year mortgage is
A 40-year mortgage amortizes your loan over 40 years instead of 30, which lowers the monthly payment. It's a Non-QM product — agencies don't offer it — and it's used as a cash-flow tool: investors maximizing monthly spread, and homeowners who need today's payment to fit. Full program details →
How qualifying works
Sample qualifying snapshot: A strong file shows (1) the standard Non-QM documentation for the chosen income path (bank statements, DSCR rent, 1099, etc. — the 40-year term is a feature, not a standalone program); (2) acceptable credit for the tier; (3) reserves and down payment per the underlying program. Exact pricing, LTV caps, and availability vary by investor and are subject to change.
The honest math: you pay less per month but more interest over the life of the loan, and you build equity more slowly early on. Many borrowers plan to refinance or sell well before year 40 — the term is about today's cash flow, not a 40-year commitment.
3 qualifying scenarios
Scenario 1 — The cash-flow investor: A DSCR deal is thin at a 30-year payment but works at 40. The investor takes the 40-year term, pockets the monthly spread, and plans to refinance after rents rise.
Scenario 2 — The payment-squeezed buyer: A self-employed borrower qualifies on bank statements, but the 30-year payment stretches the DTI limit. The 40-year term brings the payment into the qualifying box.
Scenario 3 — The hold-and-wait landlord: An investor wants to hold through a soft market without bleeding monthly. Lower payment, breakeven cash flow, wait for appreciation. Illustrative examples; exact terms vary by investor and are subject to change.

Who the 40-year is NOT for
- Equity-speed builders — if your goal is owning free and clear fast, the 40-year works against you.
- Borrowers who qualify comfortably at 30 years — don't pay extra lifetime interest for payment relief you don't need.
- Short-hold flippers — the payment difference rarely matters on a 6-month hold; use bridge instead.
Frequently asked questions
Is the 40-year rate fixed?
Structures vary by program — some are fixed, others have fixed-then-adjustable features. We'll lay out the exact structure before you commit.
How much lower is the payment vs. 30-year?
It depends on the rate and loan size, but the payment drop is meaningful — that's the product's entire reason for existing. Run your numbers with us.
Can I refinance out of a 40-year later?
Yes — many borrowers use it as a bridge to better cash flow, then refinance into a 30-year or sell. Check prepayment terms first.
Does the 40-year work with DSCR and bank statement programs?
Yes — the 40-year term is typically a feature layered onto the underlying Non-QM income program, not a separate loan type.
